HOUSE RULES

Check-In and Check-Out

Check-in is available from 3 PM, and check-out is by 10 AM.

Early check-in or late check-out may be requested in advance, subject to availability. Please contact us via email at info@condokeeper.co.uk or by phone at 02034883877.

If you overstay by more than two hours, we reserve the right to enter the apartment, remove belongings, and change the lock codes. You may also incur additional fees of up to 150% of the daily rate for each day of overstay.

Basic House Rules

Smoking of any kind, including nicotine, tobacco, or cannabis-derived products, is prohibited both inside the apartment and on balconies. A fine of £250 plus cleaning costs will be applied if violated.

Parties, events, and excessive noise are strictly prohibited. Audible noise outside of the apartment after 9 PM is not allowed.

The number of overnight guests must not exceed the maximum capacity. Any unauthorized guests may result in additional fees up to 100% of the daily rate, and we may revoke your stay.

Illegal substances, pornography production, firearms, or dangerous items (candles, lighters, etc.) are not allowed.

Please do not modify the apartment or move furniture.

Commercial photography or filming is not allowed without prior written consent.

Respect and Zero Tolerance Policy
We expect all guests to respect our staff and fellow residents. Discrimination, racism, sexism, harassment, or any form of violence is strictly prohibited. Violators may be removed from the property immediately.

Guests
You are responsible for accompanying and supervising your guests at all times. Unauthorised guests may result in additional fees or termination of your stay.

Pets
Pets are not allowed. A £100 fine and cleaning fees will apply for violation. Service animals are permitted—please contact us in advance at info@condokeeper.co.uk.

Supplies and Amenities
We provide linens, kitchenware, and a basic supply of household items. Missing or removed items may result in charges. Only listed amenities in your booking confirmation are available.

Parking
Parking is not provided. Please follow all local parking laws and recommendations given in your booking confirmation. condokeeper is not liable for non-compliance with parking regulations.

Safety and Security
You are responsible for the safety of yourself and your guests. Ensure that doors and windows are locked when leaving the apartment. For any emergencies, contact the nearest hospital or local police. Report any damage to the apartment during your stay.

Damage Reporting
Please inform us of any damage or issues in the apartment during your stay by contacting operations@condokeeper.co.uk or calling 02034883877. Failure to report damage may result in charges.

Communications
All requests and inquiries should be directed to condokeeper staff via info@condokeeper.co.uk or by calling 02034883877. On-site property management teams are unaffiliated with condokeeper and cannot assist with your stay.

Additional terms and instructions may apply and will be communicated to you during your stay. Ensure that you and your guests follow these guidelines for a smooth and enjoyable experience.

TERMS OF SERVICE
These Terms of Service ("Terms") govern your use of our accommodation services, website, and related services. By making a booking or staying in one of our properties, you agree to these Terms. Please read them carefully.

1. Definitions

"condokeeper", "we", "us", or "our" refers to CONDOKEEPER Ltd.

"Guest", "you", or "your" refers to the person making a reservation and any individuals staying at the property.

"Property" refers to the accommodation provided by Condokeeper as part of the booking.

"Booking" refers to the reservation made for short-term accommodation services.

2. Booking and Payment

Reservation Confirmation: To confirm your booking, full payment must be made at the time of booking unless stated otherwise. A booking is not guaranteed until payment has been received.

Payment Methods: We accept all major credit/debit cards and bank transfers. All payments must be made in GBP (British Pounds).

Cancellations & Refunds: Cancellations made as per the agreed cancellation policy.

Modifications: Any modification requests (such as changing dates or extending your stay) are subject to availability and may incur additional charges.

3. Check-In and Check-Out

Check-In Time: 3 PM local time on the day of arrival.

Check-Out Time: 10 AM local time on the day of departure.
-
Late Check-Out/Early Check-In: May be available upon request but is subject to availability and additional charges.

Overstay: If you remain in the property past your scheduled check-out time, condokeeper reserves the right to charge up to 150% of the daily rate for each additional day, as well as remove your belongings and change the locks or access codes.

4. Guest Responsibilities

Respect for Property: You are responsible for keeping the property in good condition and treating it with care. Any damage to the property during your stay may result in additional charges.

House Rules: You are required to adhere to the House Rules provided by condokeeper. Failure to comply may result in eviction without refund. House rules include, but are not limited to:

No smoking

No pets (unless explicitly agreed upon)

No parties or events

Maximum occupancy limits

Quiet hours (9 PM to 9 AM)

Damages & Repairs: Guests must immediately report any damage to the property or its contents. Guests are liable for the cost of repairs, replacements, or additional cleaning caused by their actions or negligence.

5. Housekeeping and Maintenance

Cleaning: Regular cleaning and maintenance are provided as specified in your booking confirmation. Additional cleaning services may be requested for an extra fee.

Maintenance Access: condokeeper may require access to the property for essential maintenance during your stay. We will provide as much notice as possible and ensure minimal disruption.

6. Guest Conduct

Prohibited Conduct: Guests are expected to behave responsibly and comply with all local laws. condokeeper has a zero-tolerance policy for illegal activities, including drug use, violence, discrimination, and harassment.

Eviction: condokeeper reserves the right to terminate the stay of any guest engaging in illegal activities, causing disturbance to other guests or neighbors, or violating these Terms or House Rules.

7. Liability

Guest Property: condokeeper is not responsible for loss or damage to guests' personal belongings or valuables during the stay.

Limitation of Liability: To the fullest extent permitted by law, condokeeper shall not be liable for any indirect, incidental, or consequential damages arising from the use or inability to use the property, or any damages arising from the breach of these Terms.

Force Majeure: condokeeper is not liable for circumstances beyond our control, including but not limited to natural disasters, governmental actions, strikes, or pandemics.

Data Collection: condokeeper collects personal information for the purpose of processing your booking and ensuring a smooth stay. By using our services, you agree to the collection and use of your information in accordance with our Privacy Policy.
